Routine inspections can feel awkward or invasive for tenants, especially those who’ve been in place a while; and for landlords, they might seem like just another admin task. But in reality, they’re one of the most important safeguards landlords have.

What do we actually do during an inspection?
We:
- Check inside and outside (from ground level, we don’t climb on roofs or inspect gutters)
- Open cupboards related to plumbing and electrical only, and only cupboards fixed to the property
- Take photos and document condition and compliance
- Look for changes — things that should arouse suspicion, like makeshift locks, inaccessible rooms, covered windows, disconnected smoke alarms, or extraction fans turned to ‘off’.
We’re not concerned with this morning’s breakfast dishes or whether a teenager’s room is tidy. Routine inspections aren’t about policing how people live, they’re about ensuring your property is being well cared for and that nothing has changed that could affect safety, compliance, or value.
